What Makes Meadowdale So Special?
This community may best be known for its schools, parks and views.
There are 5 public schools in the Meadowdale neighborhood. There is an elementary, middle and high school named after the community; Meadowdale High School, Meadowdale Middle School, and Meadowdale Elementary. The schools all have a high rating on GreatSchools.org. There is also Lynndale and Beverly Elementary. Each of the 5 schools are located in the city of Lynnwood. There are also private and christian schools including; Cedar Park Christian School Lynnwood Campus that accommodates Pre-K through the 6th grade. St. Thomas More Parish Catholic School that is Pre-K through 8th grade. Soundview School an International Baccalaureate world school that is also Pre-K through 8th grade.
The Meadowdale Beach park is a popular summer time destination. A forest hike that ends in a tunnel under the rail road tracks that lead to the Meadowdale Beach. Another popular park is the Meadowdale Play Fields where many local children play soccer and baseball, along with local softball leagues. The Southwest County Park is nice for a quick hike or take your dog for a walk. The Lynndale Park offers a skate park and tennis courts. The Meadowdale Family Park which has a small zip line. The Haines Wharf Park that boasts an incredible vantage point to view the Puget Sound. In February of 2017 Lynnwood opened their first off-leash dog park in the community. Meadowdale is a unique neighborhood in that it resides in both the cities of Lynnwood and Edmonds. It is technically one of 345 Washington CDPs or Census Designated Place. As of 2010 the community was home to 2,826 residents.
It is a primarily wooded area with a majority of single family homes. Because of the large size of the neighborhood you will find a wide range of home prices styles and prices.
There is tons of stuff to do around the Meadowdale area. Both Seattle and Bellevue are just a quick drive away. There are multiple vantage points to enjoy the beautiful Puget Sound views. You can find yourself in the forest one second than on the beach the next.
You will find plenty of delicious restaurants and eateries around our lovely community. Many places to shop, boutiques in Edmonds, a major shopping mall in Lynnwood, and lots of grocery stores. Read More About Things To Do Below.
A couple searches of the Meadowdale Real Estate area will produce a wide range of home sizes and price ranges. There are a large variety of subdivisions in both style and price. Probably the most well known subdivsion is Blueridge. Others include; Talbot Park, The Reserve At Meadowdale Beach, Eagles Nest, Meadowmere, Pheasant Hill, The Point at Edmonds, Lorian Woods, and others. Most of the homes are single family residential with just a few townhomes and condos toward the east side of Lynnwood.
On the west side, or the Edmonds Meadowdale area, many of the homes have a view of the Puget Sound or are on the waterfront, and the average square feet of homes on this side are higher.
The Median Price for a home on the Edmonds side is approximately $750k.
The Edmonds side of the community also offers many luxury homes and is a great place to upgrade your home.
As you start heading west into the Lynnwood Meadowdale area the median price drops to approximately $650K.
The Lynnwood side is a great place to come if you are a first time home buyer or are looking for a more budget friendly and desirable area.

My family takes advantage of the Meadowdale Beach Park, the Meadowdale Playfields, Meadowdale Neighborhood Park, Southwest County Park and Lynndale Park.
The Meadowdale Beach Park is our favorite place to get a quick hike in and to spend a few hours at the beach.
The Meadowdale playfields is where we like to play basketball, soccer or softball.
Southwest County park is a great place to take our dog for a walk.
Meadowdale Neighborhood park is just a short walk from the house and where the kids like to ride their bikes to hang out.
Lynndale park is where we like to skate and take the dog to play with other dogs at the dog park.
