HOME TOUR

It all starts with a tour of the home where we document the features and condition of the potential new listing.

COMPERATIVE MARKET ANALYSIS

We generate a Comparative Market Analysis (CMA) based on what comparable homes are currently selling for along with the features and condition of the home to determine a value.

SETTING THE PRICE

The accuracy of this step is critical and will set the stage for the whole process.  We will sit down with the clients and determine a sales price that we all agree on.  

PICKING A LAUNCH DATE

Together with our clients we determine a launch date that will maximize our goals.  Giving enough time to complete any updates or repairs that might be needed.  We generally like to go on market on a Thursday evening to ensure the listing is at the top of the search for weekend open house visitors.

CURB APPEAL

We will give our evaluation of what is necessary to get the home ready for market. This step varies from listing to listing and can be as simple as hiring a cleaner.  Together with our clients we agree on what work will be done, if any, and if they need any assistance finding service providers. HOME STAGING

Together with our clients we will agree if home staging would be beneficial for the sale of the home.  Staging can be as simple as decluttering or as complex as decorating an entire house.  We also offer Virtual home staging by adding furniture to the home images.

HD PHOTOGRAPHY

We hire and schedule a professional HD photographer to take world class photos of the home, using a drone when beneficial. When potential buyers are looking at online searches they set a parameter of what they are willing to buy, but they decide what houses they will tour based on the pictures.

3D VIRTUAL TOUR

We hire and schedule a Matterport 3D virtual tour of the home.  Often times when buyers are looking at homes they are coming from overseas or even across the continent.  Giving them the ability to tour the home virtually could bring more buyers to the sale.

SIGNAGE

We order and have installed a large yard arm sign in the front yard.  We place multiple directional signs around the neighborhood.  We place a new listing a board sign with open house times in front of the listing.

FLYERS, MAILERS, DOORHANGERS

We create, print, mail and hang custom printed materials for each new listing.  Double sided color flyers.  Just listed postcards mailed to the neighborhood.  Open House invitation door hangers

POST TO MLS, ZILLOW & REDFIN

Once the launch date arrives we input the listing into the MLS, Zillow, Redfin, John L Scott, and all other syndicated real estate search tools.  We write a meaningful marketing description, post as many images as allowed, post a walk through video to Zillow, and add a link for virtual tour.

CUSTOM PROPERTY WEBSITE

We create a custom single property website for each new listing.  The site is hosted on this website and displayed on the home page for our 1,500 monthly visitors.   

SOCIAL MEDIA MARKETING

We create a custom Facebook Ad that is delivered to 10K plus viewers.  We post the home to our 350 Facebook Fans, our 600 Twitter Followers, our 250 Instagram Followers, Email to our 900 Email Subscribers, and Publish to our Youtube Channel.

OPEN HOUSE

We start Friday morning by inviting all the Lynnwood John L. Scott Realtors to tour the home.  We hold the house open for the public both Saturday and Sunday from 1-4pm with refreshments.  Walk the neighborhood Friday afternoon and invite the neighbors.  We market the open house on Craigslist, Facebook, Redfin, Zillow, and the MLS.

REVIEW OFFERS

We disclose on the MLS that we will review any offers received on Tuesday.  Offers can be accepted earlier at the discretion of the seller.  On Tuesday we take any offers and create a spreadsheet of variable factors and present them to the seller to decide which offer suits their needs.
